This 1,200 SF Toronto home uses intelligent restraint and bold material moves to transform a standard layout into a refined return home.
FOR IMMEDIATE RELEASE – Toronto, ON July 8, 2025 After more than a decade in New York, the clients behind Avoca Condo returned to Toronto in search of a home that could reflect where they’d been and where they were headed. Nestled near Rosedale’s leafy Yonge & St. Clair pocket, the 1,200 square-foot condo offered excellent bones and serene park views. Studio P Interiors was brought in to reimagine the space from the inside out, crafting a home that’s as emotionally resonant as it is beautifully resolved.
Every inch of the two-bedroom, two-bathroom residence was customized, restructured, rebalanced, and refined to reflect the needs and aesthetic of modern urban life.

“We always start with the layout,” says Studio P founder Priya Mitrovic. “Before we think about finishes or style, we ask: how do you want to live here?”

That foundational approach inspired a series of thoughtful design interventions. The once-closed galley kitchen was opened up to the main living area, giving way to a sculptural island and an expanded entertaining zone - a true example of spatial reinvention and material-driven storytelling. A rare, plum-toned natural quartzite slab, sourced early in the process, became the defining element of the design, setting the tone for the home’s bold palette and grounding the open-concept space with natural depth.
Recognizing the condo’s limited cabinetry options, Studio P cleverly rerouted storage, leaving the kitchen cabinetry intentionally minimal. A hallway pantry now carries the functional load, allowing the kitchen to take on the role of a sculptural centerpiece. The richly veined quartzite, with its deep plum hues, anchors the design and becomes the home’s focal point, establishing a warm, saturated color palette of terracotta, mint, and ink.
A floating custom banquette along the U-shaped window wall offers comfortable seating for up to eight, without encroaching on the living space.
In the living room, a custom marble fireplace surround with recessed terracotta shelving forms an architectural moment grounded in subtle contrast. The polished nickel and leather-accented reading light above it offers a rare balance of mood and utility - a hallmark of Studio P’s work. In the primary suite, a full-wall velvet headboard in deep cerulean brings softness, dimension, and a hint of drama to the sleeping quarters. Throughout, nothing feels ornamental or accidental. The project was guided by a philosophy of intelligent restraint: every gesture has intention, every material has purpose.

“This wasn’t about filling space. It was about unlocking it,” says Mitrovic. “It’s a smaller footprint, but we had fun with it. The clients didn’t want a white box, and neither did we. They were open to bold moves, and that allowed us to create something truly layered.”
With moments of architectural flourish and a palette that favours depth over neutrality, Studio P’s Avoca Condo demonstrates how even unconventional layouts can become deeply livable homes when interior design is approached with curiosity, craft, and care.
